As our "specialists" focus on their area of expertise, they add value to other "specialists" within the company and those teams as they cross-train each other. This provides excellent customer service while growing the talents of each "specialist" as they become more proficient in other skills sets.
I'm currently working with the Glidden Area Development Corporation and the Ashland Area Development Corporation, with more to come, to develop young talented individuals in the light-trades and technology fields to capitalize on the future of light-trades general home repair and domestic lifestyle automation.
The goal is to give talented young individuals reasons to stay in the Northwoods by establishing viable job opportunities within the Northwoods communities.

It wasn't by design, much to the chagrin of any marketing professor and any traditional marketing tactics, analytics and research. Our Founding Member, David Wells, experienced two things: noticing that there was a real need for a handyman service, that wasn't afraid to "show up" and travel, and take itself seriously as a business. There's a very real service problem where company owners are reluctant to travel distances and even if they say they'll show up, many don't - I don't understand how they can be in business, and two; wanting to employ some incredibly brilliant individuals that have the knowledge, skills and the seeds to be an integral part of the growth of a new company.
At Superior Property Pros, LLC, we are focused on single-family and short-term rental properties and vacation properties managed by Property Managers and Individual owners/investors of VRBOs and Airbnbs. We pride ourselves on delivering top-notch handyman services tailored specifically for these property managers. We're equipped to handle a wide range of tasks, from minor repairs to minor renovations, ensuring that your properties remain in excellent condition. With our commitment to quality, they trust us to enhance the appeal and functionality of their rentals.
I envision my company as a Multi-Trade Incubator. I see growing talented people in the trades that have specialized knowledge. As these "specialty departments" grow they will be able to solve problems in their area of expertise and then bring in the next team of SPP experts to solve problems in their area of expertise. By working the teams in tandem, they will benefit by expanding their knowledge through cross-training. We did this when I was in the software/technology industry. Where we got it wrong back then was that we were incubating different companies and shared the intellectual talent among those companies and they all fought over the skilled resources. This time I'm growing the intellectual capital and skills but for 1 company and that will eliminate resources from being spread too thin and instead 10X the growth of one company.
One of our missions is to grow the next generation of skilled handyman/handywoman. With occupational choices limited up here, we want to develop skilled trades-people so that they can lead teams in various locations in the Northwoods. I'm working with the Glidden Area Development Corporation, the Ashland Area Development Corporation, and Price County to develop young talented individuals in the trades and technology fields to capitalize on the future of light-trades home maintenance and domestic lifestyle automation.
Additional efforts will be to work with Northwoods communities and schools , to fuel our growth. The goal is to give talented young individuals reasons to stay in the Northwoods by establishing viable jobs within a community for years to come as the Northwoods is sure to see future growth in development and investment into the future. Plans for State-wide growth is already in the works.
Based on our experience, the top 3 pain points for any single-family home property managers are:
1. Repairs and Maintenance
Maintaining and repairing properties is a significant challenge for property managers. It involves coordinating with contractors, addressing unexpected issues, and ensuring timely responses to tenant requests. This not only consumes a substantial portion of rental income but also requires considerable time and effort to manage effectively. Property managers must balance the need for regular upkeep with the costs involved, all while keeping tenants satisfied.
2. Tenant Management
Finding and retaining quality tenants is a crucial aspect of property management. This includes implementing robust screening processes, addressing tenant concerns promptly, and maintaining clear communication. High turnover rates can lead to increased costs and potential property damage. Additionally, managing tenant expectations, handling complaints, and ensuring lease compliance are ongoing challenges that require significant attention.
3. Time Management and Communication
Property managers often struggle with balancing multiple responsibilities, including coordinating repairs, responding to tenant inquiries, and overseeing property inspections. Effective time management is crucial to maintain good relationships with tenants and ensure efficient operations. Based on our findings, the top 3.1 pain points that single-family home property managers encounter for repairs and maintenance are:
1. Trustworthy, reliable handyman service providers. So many people in business don't show up, do low quality work, or start the work and then abandon the projects all-together!
1A. Unexpected and Emergency Repairs
Property managers often face the challenge of dealing with unexpected maintenance issues and emergencies that arise without warning. These can include plumbing leaks, HVAC failures, or other urgent problems that require immediate attention. Such issues not only lead to unplanned expenses but also create logistical challenges, especially when they occur at inconvenient times.
2. Finding Reliable Contractors
Locating and maintaining relationships with dependable and responsive contractors is a significant pain point. Property managers must vet vendors thoroughly, checking credentials, references, and reviews to ensure quality and reliability standards are met. This process can be time-consuming and challenging, particularly when managing properties in new areas.
3. Time and Resource Management
Repairs and maintenance consume a substantial portion of rental income (approximately 10%) and valuable time. Property managers must balance the need for regular upkeep with cost considerations while coordinating with contractors, planning maintenance schedules, and overseeing work when necessary. This juggling act can lead to time management issues and potential neglect of other important tasks.
Renovations and repairs to my own personal properties is where it all started. I take that back, actually working from a young age in my dad's landscape architecture business is where it all started. From working on equipment to making repairs on the business properties as well as making renovations to his rental properties is where it all started. He had me working from a very young age right up to running the day to day operations of his business. That combined with my experience working as a consultant in at 10,000 employee technology consulting firm is where the SMART-home solutions stem from.
It all starts at the in-take level. Finding out exactly what our customers want and then establishing the punch list with exact expectations. Our qualified team takes it from there.
We're focused on technology at Superior Property Solutions, LLC. We'll tie in to most Property Management software a customer may be using and we use our own system for project quotes, services, reporting and invoicing.
It's usually more expensive but we'll buy our supplies from local family-owned businesses instead of the big boxes if we can at all help it. Heck we're in the same boat as them and a rising tide floats all boats.
In addition, if there is an absolute solution that we can't deliver internally, we'll bring in the best local expert to address the needs of our client.
We seek out the best and train the promising next generation. Our plan has always been to pay above average rates to retain the best talent. Some of the best trades-people want to work and don't like the business/marketing/sales end of things. We take care of that aspect. We're also working on developing a training curriculum.
1. We're doing a lot of work in SMART-home technology from the aspect of absentee monitoring. Especially with harsh weather, these investors want to know the minute there's a water leak, temperature drop, or potential property crime.
2. Lifestyle-automation is not going away. And with the next wave of new construction, vacationers and people that have to rent a single-family home are going to expect the same level of convenience as they do at their primary residence.
3. Property owners need to work closely with their property teams which should consist of the property manager and a property maintenance team to create properties that offer a living or renting experience outside of relying on Mother Nature. You can't rely on snow or sunshine for activities. Those owners and investors will grab the lion's share of the business when people are looking for their next residence rental or vacation rental.
First, if you're not going to manage the properties yourself, get an excellent professional property manager that only does property management. They should be focused on rent collection, tenant relations and renting out your properties.
Second make sure they find a reputable property maintenance/handyman that's professional and trustworthy. There are too many people up here trying to be all things to all people and are hardly effective at any of the things they need to be doing.
